What should the quote cover?

Will emptying a tank fix a failing drainage field?
Not necessarily. Emptying removes contents; it does not establish the condition or suitability of the receiving field. Ask what will be inspected and what evidence supports any permanent repair or replacement.
Address, access and responsibility checks
The 2021 Sturmer Road investigation mentions private septic arrangements at the studied properties. It does not show that all nearby homes are off-mains or establish the system at your address. Identify the actual equipment, outlet, users and land rights before choosing the job.

Identify a septic tank, treatment plant or cesspool
Use records and equipment information to identify the system. A septic tank separates solids before liquid passes onward; a treatment plant provides further treatment; a cesspool stores sewage without a discharge. These descriptions do not identify what is buried at your property. If uncertain, request system identification and give any existing plan or manual.

Fault investigation or routine emptying?
Say whether you want routine removal of contents, equipment servicing, a blocked inlet/outlet investigated or a replacement proposal. Include observed alarms, smells, backing-up fixtures or wet ground, and when they started. Do not open a tank or run extra water to recreate the problem.
An emptying visit and a full condition/discharge assessment have different deliverables. Ask what checks are included, what will remain unknown and who will explain the next step if the problem persists.

A sewage drainage field is not a rainwater soakaway
Liquid from an off-mains sewage system needs the appropriate receiving route. The Environment Agency’s discharge-to-ground rules distinguish sewage drainage fields from rainwater soakaways. Ask the assessor to identify the existing outlet and the evidence for any proposed repair. Do not connect roof drainage to the system or assume a rainwater-soakaway replacement is an acceptable sewage solution.

Applicable requirements depend on the system, discharge destination, volume and discharge history. A septic tank discharging directly to a watercourse requires action under the Environment Agency guidance. Replacement equipment alone does not establish that the complete discharge meets the rules. Ask which current rules apply and whether approval or a permit is needed; obtain this separately from the contractor’s price.

Emptying, servicing and waste records
Ask which contents removal or servicing work the price includes and what record will be supplied. Removed sludge must go through an appropriate registered waste carrier; request evidence of registration and keep the service/disposal documentation. Agree the maintenance interval with the equipment instructions and assessed system, rather than a generic local schedule.

Off-mains quote and handover checklist
