YOUR SOAKAWAY REPAIRS ENQUIRY

Plan your soakaway repairs enquiry

Rainwater ponds near a downpipe, patio or existing soakaway? Request help investigating the complete water route before deciding on clearance, repair or replacement. This page concerns rainwater soakaways.

What to include in your enquiry

  • Where rainwater collects, the connected roof or paving and when it happens
  • Any known inlet, soakaway plan, earlier work or inspection
  • Access, nearby buildings and whether you need investigation or a repair proposal

What should the quote cover?

Separate investigation and testing from construction. Ask what the proposed work addresses, which collection area and outlet it serves, what approvals remain, and what reinstatement and maintenance access are included.

Is a “septic soakaway” the same repair job?

No. A sewage drainage field receives effluent from an off-mains system and needs its own assessment. Say which system feeds it and use the septic-system guidance; a rainwater-soakaway proposal cannot establish sewage-discharge compliance.

Address, access and responsibility checks

The Sturmer Road investigation concerns flooding on 25 July 2021 and considered several water routes. It does not show that ground at your Haverhill-area address is suitable for infiltration. Current levels, groundwater, existing services and the actual collection area need site-specific assessment.

  • Identify the water feeding the system before choosing the service
  • Confirm land ownership, access and any third-party route
  • Request evidence for infiltration and the proposed location rather than a town-wide soil assumption

First identify rainwater or sewage

A roof/paving soakaway and a sewage drainage field have different purposes. If the system receives septic-tank or treatment-plant effluent, use the off-mains service page and describe the equipment and discharge route. An uncertain system needs identification, not a generic replacement quote.

Trace the inlet before replacing the soakaway

Describe where water first appears and which downpipes or paved areas feed the route. If you have a plan, previous invoice or safe photographs, mention them in the enquiry; attachments are not collected by this form.

A restricted inlet, silted access point, damaged pipe and an infiltration problem require different findings. Ask whether the initial investigation covers the incoming run and the receiving system. Replacing the underground feature without understanding the route can leave the original problem unresolved.

Site testing, levels and groundwater

Ask what site evidence supports the proposed location, capacity and infiltration method. Give nearby structures, retaining features and known services, but leave testing and excavation to the appropriate assessment. Do not use this guide as a sizing or setback specification.

The enquiry area includes Suffolk, Essex and Cambridgeshire addresses. Confirm the applicable planning/building-control route for the property and any conditions attached to existing development. A nearby soakaway that works does not demonstrate suitable conditions beneath your land.

Repair, replacement or another outlet?

Request the reasoning behind the proposal: does it restore an inlet, repair damaged components, replace an unsuitable system or provide a different lawful outlet? Compare the investigation and whole drainage route in each option. A new channel only collects water; it still needs appropriate levels and somewhere suitable to discharge.

  • Observed problem and findings supporting the selected option
  • Collection area and intended discharge route
  • Testing or design work still required
  • Permissions, access and maintenance assumptions

Haverhill runoff: do not assume ownership

The historical Sturmer Road report separates runoff, highway drainage and other arrangements at the studied properties. For your current problem, record whether water arrives from your roof/paving, adjoining land or a road. Confirm the owner of the affected system and use the responsible county’s highway/flood route where appropriate. The report does not establish a present defect, flood rating or soil type for your address.

What should the soakaway quote include?

Agree which part is investigation and which part is the proposed work. If assessment may change the design, ask how a revised scope will be approved.

  • Existing inlet/feature investigation and any testing or design deliverables
  • The evidence supporting location, collection area and intended capacity
  • Excavation access, removed material and protection of nearby structures/services
  • Surface restoration and the extent of paving or planting included
  • Inspection/approval responsibilities and accessible future maintenance points

Completion checks and later observations

Keep the as-built route, assessment/design records and maintenance instructions. Ask which checks demonstrate that the agreed work has been completed, and what to monitor during subsequent rainfall. A dry-day inspection cannot prove performance in every future storm.

If ponding returns, note where it begins, which area was draining and whether there has been new paving or altered ground levels. Use the recorded route and findings to frame a follow-on enquiry rather than authorising the same work again without explanation.

Prepare your rainwater enquiry

Describe the existing observation, property postcode, incoming water route if known and the work you want assessed. Do not enter pooled water, lift heavy covers or dig a test hole yourself. For sewage, an unsafe overflow or suspected water pollution, use the appropriate direct route first.
